Roof Re-Treatment and Maintenance Plans in Dunedin

Treatment slows the clock rather than stopping it. A plan brings us back to check the shingles, catch small problems early and re-treat when the roof shows it is ready.

A ladder leaning up against a house

No two roofs age at the same speed

A slope facing the afternoon sun dries out sooner than one in the shade of a live oak, and a well-vented attic is kinder to shingles than a stuffy one. Salt air near the Sound adds its own wear.

That is why we do not work to a fixed calendar. Each visit shows us how the roof is coping. Stiffening shingles mean it is time for another coat; supple ones just get a note and a later date.

What the plan covers

  • Scheduled check-ups

A periodic walk-over covering how the shingles bend, their grit cover and the metalwork.

  • Early fixes

Lifted tabs or tired boots dealt with before they become leaks.

  • Re-treatment when due

Scheduled once the shingles call for it, with the cost agreed up front.

  • A rinse if algae comes back

A light soft wash before streaks settle in.

Plan questions

Is a plan required after treatment?

No. Many owners just phone us when they want the roof checked. The plan simply means we keep track of the timing for you.

Is a second treatment possible?

Yes, while the shingles remain sound. Every roof wears out in the end, and you will hear from us when yours is nearing that point.
