Tile Roof Cleaning and Sealing in Dunedin

Tile lasts for decades, but it is porous. Near the water it soaks up moisture, darkens with algae and slowly loses its surface. A careful wash followed by a clear seal holds all of that back.

Tile needs its own approach

Shingle treatment works by putting oil back into asphalt, and tile contains no asphalt, so that product is never used on it.

Instead, tile needs to be clean and protected. Concrete tile especially drinks in water, and a damp surface is where algae and mildew thrive. We wash the tiles at low pressure, wait until they are completely dry, and apply a clear sealer that cuts down how much water they absorb.

Is your tile ready to seal?

We check every slope before any cleaning starts.

Good candidates

  • Darkened or stripey concrete and clay tile
  • Tile that stays wet long after a shower
  • Faded but intact tile with sound fixings

Needs a repair first

  • Cracked, broken or slipped tiles
  • Water coming through inside
  • Damaged underlayment

From stained to sealed

  1. Inspect

A careful walk of the tile, noting any broken pieces.

  2. Wash

Gentle washing clears the staining while leaving the tile face unworn.

  3. Dry and seal

With every tile bone dry, the clear coat is applied slope by slope.

Tile sealing questions

Does sealer change the color?

It can deepen it slightly. We are happy to do a small test patch first so you can see the result.

Do you replace broken tiles?

Broken or slipped tiles should be fixed by a tile roofer before we clean and seal. We point them out during the inspection.
