The core treatment
Asphalt Shingle Roof Rejuvenation in Dunedin
When shingles have lost their give but the roof still keeps the weather out, an oil treatment can bring the flexibility back and slow the loss of granules that protect them.

How the treatment works
Asphalt shingles rely on oils in the asphalt to stay pliable. Our coastal sun and heat gradually drive those oils out, and a dry shingle cracks instead of bending when the roof heats up and cools down.
The treatment replaces some of what was lost. A plant-based oil is sprayed evenly over each slope and absorbed into the shingles over the next few hours. Afterwards they move with the temperature again and keep a better grip on their granules.
Good roofs for treatment, and the rest
The final say comes from a visit. Meanwhile, here is the usual pattern.
Likely candidates
- Shingles that crack at the corner when lifted gently
- A faded, chalky look and grit in the gutters
- No leaks inside and a firm deck underfoot
Better served by something else
- Active leaks or soft spots: a roofer's job first
- Missing or flapping tabs: book a tune-up
- Tile roofs: see tile cleaning and sealing
On treatment day
Prepare
Plants, pavers and gutters are covered, and cars are moved off the driveway.
Apply
Each slope gets an even coat, starting at the ridge and working down.
Check and tidy
We look over every slope from the ground, rinse anything that caught spray, and explain how the roof should look as it weathers in.
Treatment questions
How long does it take?
- On a typical house the spraying itself takes a few hours. Prep and clean-up add a little either side.
Can it rain afterwards?
- We want a few dry hours after spraying, so we pick days with a clear forecast and reschedule if storms look likely.
Does it make the roof slippery?
- Not once it has soaked in. We ask that nobody walks on the roof for the rest of the day.
Pairs well with
- Roof Soft Washing & Algae Stain RemovalGentle, low-pressure cleaning that clears black streaks, moss and debris and leaves the shingle grit in place.
- Pre-Treatment Roof Tune-UpSmall repairs before treatment: nail heads sealed, vent pipes re-booted, stray or missing shingles put back.
- Roof Re-Treatment & Maintenance PlansRegular check-ups and repeat treatments for a treated roof, timed by how the shingles are actually holding up.
