What we check

The age printed on the paperwork is only a starting point. How a roof was installed, which way its slopes face and how well the attic is vented all change how quickly it ages.

So we test it directly. We flex shingles along the edges to judge how brittle they are, estimate how much granule cover remains, and go over nails, metal flashing, vents and the rubber boots around pipes, along with any algae, raised tabs or give in the decking. On a tile roof, we look for cracks, slipped tiles and how porous the surface has become.
