Clean, not blasted

Roof Soft Washing and Algae Stain Removal in Dunedin

Black streaks on a roof are a living algae, and in our humid climate it spreads fast. We clear it with a low-pressure wash that treats the growth and leaves the shingles' protective grit where it is.

Why we never pressure wash a roof

High-pressure water does remove streaks, but it also strips granules, and those granules are the shingle's sunscreen. A roof cleaned that way often ages faster afterwards.

Soft washing uses about the pressure of a garden hose. A cleaning solution goes on, sits long enough to break down the growth, and is rinsed away gently. You get a clean roof with its protective layer untouched.

What gets cleared

  • Algae stripes

The dark streaks that start on shaded, north-facing slopes.

  • Moss and lichen

Green and grey patches that trap moisture and lift shingle edges.

  • Debris

Leaves and grit cleared out of valleys and gutters.

How we wash a roof

  1. Protect

Plants are soaked and covered, and we check where runoff will go.

  2. Apply

A mild solution is misted on and given time to loosen the growth.

  3. Rinse

A gentle rinse of the roof and everything below it, then a final check of each slope.

Soft washing questions

How soon can treatment follow a wash?

Not the same hour. The shingles need to be fully dry first, which usually takes a day or two of good weather.

How long until the algae returns?

That depends on shade and moisture. Some roofs stay clean for years, others need a light wash sooner.
